Residents

 

I. RENT

  • Rent is due on the first (1st) of the month.
  • Rent shall be paid to Junction View Apartments, PO Box 1181 Centerville, Utah 84014, or online through the resident portal.
  • Checks returned due to insufficient funds will be assessed a $20 service fee.

II. PROPERTY MANAGEMENT

  • Junction View (the “Building”) is owned by 339 East LLC (“Owner”).
  • Cornerstone Residential is the Property Management Company (“Property Manager”).
  • Should you have any maintenance questions or concerns please submit a request online through the tenant online portal, email junctionview@horizon-living.com or call 801-559-0817.
  • In the event of an emergency, please call 801-559-0817.

 

III. ANIMALS

  • Residents may have no more than two (2) animals.
  • Resident’s guests may not bring animals into the Building or the Premises.
  • No animals under six (6) months of age will be permitted.
  • All animals must be licensed and vaccinated with both a current license and current vaccination tag displayed on the animal’s collar.
  • Residents must provide Owner with a current photo of their animal(s).
  • Residents must enter into an Animal Lease Addendum with Owner prior to bringing an animal into the Premises.
  • Residents must clean up after their animals, including in their Premises, common hallways, stairs and lobbies, sidewalks outside the Building, and the parking structure.
  • Residents may not allow their animals to roam common hallways, stairs, lobbies, sidewalks outside the Building and the parking structure unattended. Unattended animals will be subject to capture by animal control.
  • Residents may not keep restricted breeds in the Premises. Restricted breeds include: Pit Bull, Staffordshire Bull Terrier (American or English), Rottweiler, Doberman Pinscher, Chow, German Shepherd, Mastiff (Bull or Cane Corsos), Malamute, Husky, Presa Canario, American Bull Dog, Great Dane, Akita, Wolf Hybrid, and any hybrids, combinations, or mixes of the above.
  • Owner may supplement the list of restricted breeds at any time.
  • Violation of the animal rules may be grounds for immediate lease termination.

IV. GUESTS

  • Guests of Residents are to be courteous and refrain from causing excessive noise or disrupting other tenants in the Building.
  • If a guest stays with Resident for 15 consecutive days, the guest must complete a rental application; and, if approved as a Resident, the guest must be added to the lease as a lease signer.

V. INSPECTIONS

  • Owner will inspect unit on a semi-annual basis.

VI. MAILBOX

  • Resident will be given one (1) key to each mailbox allocated to Tenant
  • Resident shall not duplicate original mailbox key.
  • If Resident loses said key, Resident must pay Owner $40.00 to have an additional key made.
  • If Resident desires to have its mailbox re-keyed, Resident shall send Owner a written request; and Resident shall be solely responsible for the cost of re-keying the box.
  • When vacating the Unit, Resident shall return the original mailbox key to Owner. Resident will pay Owner $40.00 for each key that is not returned.

 

VII. MOVE IN / MOVE OUT

  • Resident shall schedule its move in/move out with Owner so that Owner may have the elevator locked and pad installed for Resident’s protection. When Resident’s move is complete, Resident shall promptly inform the Owner so that Owner may return the elevator to its regular operation.
  • Resident must use the East entrance to move in or out (Deseret Book Lobby). Moving vans cannot access the parking garage due size and height restrictions. Street side parking is allowed.
  • Please be aware of the fire suppression system. This system is very sensitive, and if the system is bumped, there is a chance it will activate. If this occurs, the system will release five gallons of water per minute, and Resident will be responsible for all damages and clean up.

 

VIII. PARKING

  • The top floor of the parking structure is for resident parking by permit only.
  • The storage, repair or cleaning of vehicles is not permitted in the parking structure.
  • Residents may not store personal property in the parking structure.

IX. PATIO

  • Residents shall keep the Patio area clean of any refuse after use of the area.
  • Use of the Patio is contingent upon keeping the area clean and free of refuse.
  • Residents shall not store personal items of any kind on furniture or in the patio area.

X. RE-KEYING & LOCK-OUT POLICY

  • Resident must obtain Owner’s permission before rekeying any lock. Rekeying of locks shall be to the Building’s master system.  Rekeying of locks will be at the expense of the Resident.  Owner reserves the right to rekey the Premises and charge Resident if Resident rekeys lock(s) without Owner’s consent.
  • Residents will not be charged a fee if they request lock-out assistance during normal business hours (Monday-Friday, 9-5 pm). Resident must provide proof of identity before being allowed entry into unit.  There will be a fee for any replacement key provided.
  • Residents will be charged a $50.00 fee if they request lock-out assistance after normal business hours.
  • Owner will not provide lock-out assistance after 10:00pm. For after-hours service, Resident may call a locksmith at Resident’s own cost and expense. Additionally, any damage to the premises or duplication of keys will be at the Resident’s own cost and expense.  No alteration to the locks or installation of additional locks is permitted.

XI. REFUSE

  • Residents shall not allow anything to be placed on the windows of the Premises or to be thrown out of any outside opening of the Building.
  • Resident shall not place or permit to be placed, any obstruction of refuse in any public part of the building.

 

 

XII. SECURITY ACCESS CARD

  • Security access cards will be individually programmed and given to Resident.
  • Resident will be charged $25.00 for each lost access card or card not being returned to Owner upon vacating the premises.

 

XIII. SMOKING

  • All Units are non-smoking.
  • Due to the Utah Clean Air Act, residents must refrain from smoking in the Building, or within 25 feet of the Building.

 

 

XIV.  TRASH DISPOSAL

 

  • The trash bins are located on the west side of the parking structure on the ground floor.
  • Trash concierge service will be provided 4 times per week and be billed back per lease agreement. This will include trash and recycle removal.

 

XV. VIOLATIONS

 

  • Owner may give warnings for violations of any of the foregoing Rules.
  • Owner may terminate the lease if Resident receives three or more notices for the same violation; provided, however, violation of the animal rules is grounds for immediate lease termination by Owner.
  • Owner’s failure to give a warning or to terminate the Lease on one occasion shall not constitute a waiver of Owner’s right to give subsequent warnings for the type of violation or to terminate the Lease for additional violations thereafter.
